About Kevin

I was born and raised in San Francisco. I bought my first home here in 2017, and I understand firsthand what it takes to own property in this city. The preparation, the competition, and the pride that comes with it.
I'm a licensed Realtor with Vanguard Properties and a firefighter. My building knowledge comes from the fire service and my own hands-on remodel projects, so when I walk a property with you, I'm not just looking at the staging. I'm looking at the foundation, the electrical, the roof, and what it would actually cost to fix or improve what's there.
I'm also a dad of two. I know what it means to outgrow a home, to weigh school zones against commute times, and to make the biggest financial decision of your life while juggling everything else. That's exactly the move most of my clients are making, and I treat every one of those deals like it's my own family's.
I speak Cantonese, and I often work with families where parents or grandparents prefer to talk through the process in Cantonese. In this city, buying or selling is often a whole-family decision. I'm comfortable at that table.
Every client I work with gets the same thing: straight answers, real data, and someone who is genuinely invested in getting it right, not getting it done fast.
The Short Version
2017
I bought my own home in San Francisco. I know the stress, the strategy, and the payoff, because I lived it. I want every client to experience what SF homeownership feels like.
Under pressure
Deals get complicated. Inspections surprise you, lenders slow down, timelines shift. When something unexpected comes up, I handle it without the drama.
Family first
My focus is growing SF families who need more room. Space, schools, and staying in the city you love. That's the move I know best.
