What does it cost to sell a home in San Francisco?

The main costs are agent commissions, the city transfer tax, which the seller customarily pays in San Francisco, and whatever preparation we decide is worth doing. Commissions are negotiable and we will discuss them openly in our first conversation. On prep, my job is to keep you from overspending. Not every fix returns more than it costs, and I will tell you which ones do.

Should I renovate before I sell?

Usually not as much as you think. Full renovations rarely return their cost at sale. Strategic preparation usually does: paint, lighting, staging, and the small repairs that change how the home shows. I walk your home with a construction eye and give you a short list of what is worth doing and what to leave alone.

How long does it take to sell?

A well prepared, well priced San Francisco home typically goes from listing to accepted offer within a few weeks, and many go faster. The full timeline including preparation and escrow usually runs six to ten weeks. Rushing the prep to list sooner usually costs more than it saves.

When is the best time to sell in San Francisco?

Spring and fall are traditionally the strongest windows, but the honest answer is that the right time depends on your property and your plans more than the calendar. Inventory, rates, and your own timeline matter more than the month. Look at what is happening in your neighborhood right now before you decide.

How do you decide the list price?

With data, and with strategy. I pull what has sold, what is pending, and what is sitting, and we look at where your home honestly fits. Then we decide how to position the list price. In San Francisco that often means pricing below expected value to drive competition, but that only works when the preparation and marketing back it up. Pricing is the biggest decision we will make together, and you will see every number behind my recommendation.
